The master plan seeks to integrate (1) the international airport, (2) the technology, research and innovation park (PIIT) and (3) the new industrial development, all three components located within three different counties in Monterrey´s metropolitan area. The main goal was to create a new urban sub center where residential and commercial uses would complement the industrial development already happening in the vicinity, shifting from the old expansive urban model with separate land uses to a more compact and sustainable one. The master plan would be incorporated into the urban development regulations of the three counties.
